Massing Diagrams for Built/Open Spaces

In this exercise, the designer is blocking out 3 vignette massing diagrams for the GM Stamping site based on the established ratio of built/open space via the Spacepool analysis. Here is the established ratios deemed appropriate for a future potential development of the site in a time frame of 25-50 years: Built: 40-50% Private Space: 10% (5% Green) Water: 15% Public Space: 35% (20% Green) Primary space: 8% of the 35% Secondary Space: 22% of the 35% Connective Space: 70% of the 35%

FIRST ALTERNATIVE (BLUE) PRIMARY (YELLOW) SECONDARY

This is the first preferred massing concept, which positions the primary spaces at the major proposed gateways to the site. The east side of the site by the white river would be welcoming walkers and bikers from downtown through a pedestrian bridge, and the south side of the site by Oliver Avenue via Division st would be connecting the site with the southern historic neighborhoods north and south of I-70.

SECOND ALTERNATIVE (BLUE) PRIMARY (YELLOW) SECONDARY

The second alternative employs a radial form into the site. The primary spaces is collected and centrally located at a close proximity to the river, from which three rays radiating out of the primary space towards the three other boundaries of the site. Another bulk of secondary space is located along the longest ray of the secondary spaces.

THIRD ALTERNATIVE (BLUE) PRIMARY (YELLOW) SECONDARY

This alternative is utilizing the open spaces as catalysts to soften the edges and to create a stronger connection with the several uses surrounding the site. The built up area will start gradually to go higher from the sides until it reaches its highest point in the middle of the site.
